This Class "A," high-rise building has added over 900,000 square feet of office, laboratory, technology, and related space to the existing MaRS infrastructure and includes an extension of the atrium of Phase 1. The building offers state-of-the-art facilities designed to foster the continued development of the broad and diverse life-science and technology sectors. This multi-occupancy building includes highly flexible and adaptable space for life-science and technology companies and is LEED Gold certified.
The building consists of two underground levels and 21 floors above grade, 20 of which are labs and offices. The ground floor area consists of atrium, lobby, retail, and services spaces. The Phase 2 building is integrated at the concourse and ground levels with the Phase 1 building facilities. There is also a connection with the TTC Queen’s Park station at the concourse level. The building envelope consists of curtain-wall glazing with glass fins, with some architectural terracotta and precast panels.
PCL was originally awarded this project on a GMP basis in November 2007. Owing to the economic downturn, the project was put on hold. After a 33-month suspension period, the project was given approval to proceed on a lump-sum basis and achieved substantial completion in November 2013.
