Originally built in 1962, this 28,000-square-foot facility in the heart of the upscale Cherry Creek retail district in Denver, Colorado, was modernized to create Class A office space on levels two through four, while retaining the first-level retail spaces. The rehabilitation included the installation of a new French exterior terracotta rain screen cladding system, core facilities, building mechanical and electrical systems to provide enhanced occupant comfort, a first-floor lobby remodel, and exterior enhancements.
The ground-floor retail areas within the building had to remain operational throughout the project to accommodate existing tenants and client lease agreements. To minimize occupant disruption, PCL installed temporary finished walls to provide an inviting atmosphere during the reconstruction, and limited material deliveries and noisy construction activities to the off-hours.
