801 S. Grand (Sky Lofts) is an adaptive reuse project that saw the conversion of the top 11 floors in this 22-story office building into high-end condominiums, in the heart of downtown Los Angeles. The project houses 132 live/work units in 249,102 square feet, while the rest of the structure remains as commercial office space. The scope of the work included the fitout of 6,000 square feet of tenant common area and the subterranean parking structure, which provides 164 spaces for homeowners.
The work on this project was completed while the building was fully operational. Existing office tenants had to be able to conduct business during normal business hours throughout construction. Because of this, noise containment from construction activities and deliveries proved to be the biggest challenge. PCL’s team devised a plan that included night shift work for the elevator installation and utility connection down time, advance notice to tenants of any unavoidable construction noise at least a week in advance, and sound insulation on the floor between the office space and the first residential floor.
