The Cielo Apartment Community is a 31-story, luxury residential high-rise located in Seattle's historic First Hill neighborhood on the edge of downtown. The 469,000-square-foot, posttension, two-way seismic concrete tower consists of 335 striking and modern apartment units, three elevators, and two levels of common residential amenities. These amenities include a fitness room, a wine bar, a gourmet kitchen, a yoga studio, a game room and an expansive outdoor rooftop terrace overlooking the Seattle skyline.
The exterior of the building is clad with a window wall and terra cotta stone accents on the lower levels. An oversized plaza at Level 1 ties the existing Freeway Park system to the First Hill neighborhood. There are five levels of below-grade parking with 302 stalls.The luxury apartment finishes include p-Lam cabinets, quartz counter tops, vinyl plank flooring, and residential carpet.
Residents not only enjoy breathtaking views, but they also live in the first high-rise to meet Seattle’s new energy code. Energy efficiency and conservation are designed into every aspect of the LEED Silver building.
The location of the project presented challenges: the very tight project site meant that every material delivery had to be carefully scheduled. Just-in-time deliveries were unloaded in the limited lay-down area and taken immediately into the site.
Breaking ground to make way for the below-grade parking revealed an unforeseen difficulty. More than 30,000 gallons of groundwater per day were seeping into the site from a nearby natural spring. This required the team install additional de-watering wells and equipment in an effort to mitigate the amount of water that infiltrated the excavations. The team installed a gutter to catch the water coming through the shoring wall and fed it into a garbage can with a pump. This helped keep the water from saturating the soils at the bottom of the hole and allowed for the installation of the bentonite waterproofing system. With that, the team was able to build their way out of the hole.
