This 3,000-square-foot tenant improvement at the Horton Plaza Shopping Center was developed to further enhance the client’s downtown development outreach efforts. The new space is located in a prominent area of downtown San Diego, and provides office and administrative areas, meeting space, and a public assembly area that showcases a detailed 3-D model of the area’s current and future real estate development opportunities.
Funding for this fasttrack project was split between two fiscal years, and the project scope could not all be awarded at once. Additionally, a strict deadline for occupancy had to be met due to the client’s lease expiration date on their current property. In response, PCL developed a phased construction plan that packaged the costs of the initial demolition work, wall framing, and procurement of all other materials and equipment within Phase 1. The balance of the work was added in Phase 2, which allowed the client to manage their internal budget restrictions and maintain their non-negotiable move-in date.
