An adaptive reuse of the historic UPS/Bronson building constructed in 1936, this conversion created ninety-one new upscale lofts in the heart of Los Angeles’ Sports and Entertainment District. The Flower Street Lofts are located across the street from STAPLES Center and next to the Palm restaurant. These luxury work-live lofts occupy the existing three-story building, as well as a new fourth floor. Lofts range in size from 1,350 to 2,350 square feet, including two-story townhomes.
The PCL team was challenged with converting an historic manufacturing building into separate live/work lofts. Incorporating a new fourth floor atop the existing building (using grid lines and exterior walls that were not square) was a major obstacle. PCL partnered and worked closely with the owner and design team to integrate the components and develop an as-built of the existing grid lines to get a better understanding on how to incorporate the new grids.
