The James A. Bronner Family Branch of the Boys & Girls Clubs of Greater San Diego included the renovation and modernization of an existing 5,700-square-foot, single-story, multipurpose building into an innovative joint-use facility for the Club and Valley Center Upper Elementary School. The project included flexible spaces for art rooms, computer labs, conference rooms, and Club staff, in addition to the main multifunction space.
A hazardous material review was completed by the owner prior to the start of the project. PCL chose to have an outside testing agency review the project and additional abatement was found to be necessary. By recognizing this issue early, the PCL team was able to minimize the effect on the project schedule. Along with subcontractors, PCL provided several value-engineering options that were ultimately approved, including using an alternative flooring substrate system that eliminated the need to remove the existing substrate and provided a moisture barrier at the same time.
