Project Overview

Marriott’s Ko Olina Beach Club is one of the premier timeshare properties in the exclusive Ko Olina Resort area. This Phase 5 project includes the build-out of 132 units in the 14-story, partially occupied Hale Naia building, which was completed by Nordic PCL in 2008. The scope included interior framing and finishing; mechanical, electrical, and HVAC systems; and the installation of premium cabinetry, millwork, tile, stone, appliances, and fixtures.

Early on, Nordic PCL demonstrated their commitment to quality by sharing with the client their goal of having zero punch list items. To achieve that, the project team used the completed units in Phase 4 as an example of the finish level expected, and conducted multiple rigorous unit inspections before the final walk with the client. By substantial completion, around 75% of the units achieved the goal of zero items. The client was pleased with the results of the punch list program because it required less time reviewing and monitoring the work.
