Marriott's Ko Olina Beach Club is one of the premier timeshare properties in the exclusive Ko Olina Resort area. Phase 4 of this project includes the construction of shell space for the 489,379-square-foot, 14-story Hale Naia building; the build-out of 114 units in the building; and a 367-stall elevated parking structure with 61 stalls of surface parking on a 5.3-acre site.
The main tower was constructed on more than 2,500 existing piles. The client's initial plan was to over-excavate the site so that new drilled piers could be installed, but Nordic PCL suggested that installation of the drilled piers proceed without over-excavation to save cost and time. If an existing structure was discovered, the new pier would then be relocated and grade beams would be adjusted under the approval of the structural engineer. By modifying the method and sequence of the foundation installation, the client saved approximately $300,000.
