The Moanalua Center Redevelopment project consisted of the demolition of the existing 50-year-old shopping center to make way for a new 55,000 sq. ft., 2-story administration office building for the Navy and two single-story retail buildings totaling 30,800 sq. ft. All structures are concrete tilt-up wall construction on a continuous and spread footing foundation.
Nordic Construction provided design-assist preconstruction services for this project and kept the cost under budget despite a global escalation in materials cost. Value engineering encompassed utilizing tilt-up construction and a panelized wood roof sheathing system, which resulted in savings of more than $100,000.
This was the first public-private development with the Department of Defense in Hawaii. As such, the project team had to meet the expectations of both the Navy and a private developer. In addition, the project, located within a busy urban district, required careful planning and constant communication to the surrounding businesses and schools.
