Project Overview

The Student Services Center is a new four-story, 85,000-square-foot facility that creates a one-stop shop for student services on campuses. The facility includes classrooms, conference areas, and a new express elevator between the lower parking lot and the upper campus. All of the departments are arranged around an open four-level atrium. Each floor opens up to a series of outdoor terraces that move up the hillside slopes adjacent to the building.

The project delivery required PCL to provide construction management services, overseeing 26 separate contracts that the owner held directly with trade contractors. PCL prepared the bid documents and included the work scope definitions that the trades were bidding. To assist the trade contractors with the responsibilities that were required of being a prime contractor, PCL looked to define the 26 work scopes in such a manner that would facilitate the completion of the work by packaging it into specific systems for which each trade would be responsible. For example, the HVAC contractor’s scope also included the building plumbing systems, and the exterior curtain wall contractor’s scope also included the moisture barrier, sheet metal flashings, and batten seam metal panels. PCL’s efforts to clearly define the work scope within each trade contractor’s bid package reduced the financial and schedule risks that can result from scope gaps and trade coordination issues.
