Leading the pack in the “next generation” senior housing boom, The Plaza at Punchbowl is an affordable rental retirement community close to downtown Honolulu. The six-story, 94,4000-square-foot facility contains 108 assisted-living units on the top four stories, in addition to a dedicated “memory care” floor. Amenities include basement parking, kitchen, dining hall, social lounge, exercise rooms, library, and multipurpose rooms.
Lodged between a freeway and the slopes of Punchbowl crater, the location presented logistical and cost challenges that had discouraged previous developers’ attempts. Nordic Construction was hired for preconstruction services when the project was already 25% over budget. The project team offered numerous value-engineering ideas, including utilizing a new deck forming system in conjunction with a smaller hydraulic crane, which provided enough savings to allow the project to proceed.
