Project Overview

The Queen's Physicians Office Building III project called for the complete renovation of the former Honolulu Medical Group Building into a nearly 100,000-square-foot, eight-story building to support The Queen's Medical Center health system. Nordic Construction provided design-assist preconstruction services for this project. Upgrades included mechanical and electrical work, and construction of a four-story, 25,000-square-foot extension with an architectural precast concrete façade. New windows featured European-manufactured zinc cladding around the openings and horizontal aluminum sunshades. A major new off-site sewer system was also provided.

Construction occurred in an occupied medical office building with multiple tenants, so electrical and mechanical work was coordinated to minimize and prevent service interruptions. The project team installed temporary partitions on each floor to separate the work from the occupied spaces and provide protection from dust and noise. Office space was built on top of the existing adjacent parking structure, and certain tenants were relocated to allow for demolition and construction in their old spaces. With extensive planning, phasing, and constant communication with the client and tenants, the project team was able to minimize disruptions, avoid major problems, and deliver the work on time.
