Project Overview

The Ritz-Carlton Club & Residences, Kapalua Bay, exemplifies tropical luxury living within the renowned Kapalua Resort on Maui. Located on a spectacular 24-acre oceanfront property above one the finest beaches in the world, the community consists of eight buildings: six residential mid-rise, cast-in-place, posttensioned concrete structures; an arrivals building with a grand entry porte cochère; and a spa. Other features include a gate house, outdoor grill and bar, Beach Club, European spa with prefabricated huts, lush landscaping, and a pool/water feature areas.

Nordic PCL was hired for preconstruction services, and value engineered more than $22 million from the original budget. Value engineering encompassed changing to steel stud roof trusses instead of structural steel and providing alternate window, door, and trim manufacturers.

The discovery of human archeological remains on over three-quarters of the project site jeopardized the timely completion of the project. The initial request by the burial council to hand screen approximately 9,000 cubic yards of soil would have taken more than two years to complete. A protracted delay was avoided when Nordic PCL implemented a more efficient mechanical screening process and completed the process in eight months. In addition, it was determined that some of remains could be re-entombed on the site in locations that least impacted the original design. These proactive solutions saved the client the costs that could have resulted in a year of delay.
