Tower 12 Apartments

Project Overview

Tower 12 Apartments is a 34-story high-rise located at the intersection of 2nd Avenue and Virginia Street in downtown Seattle. The building features five levels of underground parking, street-level retail, four levels of above-grade parking, and 314 residential units, for a total of 492,000 square feet.

The preliminary building structure is cast-in-place, posttensioned concrete slabs with a dual-core system of moment frames and shear walls. The exterior of the building is predominantly a panelized window-wall system with composite metal panel accents, but features curtain wall at the podium level. The highlight of the curtain-wall system was the “light box” assembly that clads the above-grade garage, providing an attractive façade to a utilitarian space. The light box assembly comprises custom curtain-wall shapes, glazing with a custom-designed applied film, and custom-designed back panels—all washed in light to provide a soft glow to the assembly.

Residential units feature gas appliances, textured melamine cabinets, quartz countertops with tile backsplash, tile tub surrounds, and vinyl plank flooring throughout. Prior to constructing Tower 12, PCL provided preconstruction services on the project for over 24 months, laying a solid foundation for its success.
