Project Overview

The design-build team of PCL and MVE Institutional won the competition to design and construct this four-building graduate housing complex and childcare center. The project includes 200 new apartments (400 beds), 300 parking spaces, a childcare facility, community laundry facility, and site utilities to serve the new apartments. The project targeted LEED Gold certification but achieved LEED Platinum for each of the five buildings.

Verano’s approach to Building Information Modeling was innovative, and started very early in the design process. The mechanical, electrical, plumbing, and fire protection engineers modeled their systems and collaborated with the design team throughout the design process. Pushing the coordination process so early in the design process allowed PCL and the design team to identify and solve numerous constructability issues. The modeling effort afforded a more predictable outcome for the project, ultimately allowing PCL to execute design alternates contingent on available funding. For example, the infant and toddler center’s pendant lighting was redesigned and optimized in the model to stay on budget and exceed the architect’s program.
