The Manitoba Hydro Downtown Office project is a 21-story tower that reflects the owner's commitment to sustainable development through a 60% reduction in energy consumption. It features in-floor heating, a double-wall curtain wall system, solar chimney, geothermal wells, green roofs, passive ventilation, 100% fresh air, operable windows, and humidity-controlling water features.
One of the design challenges was to maximize day lighting onto the floor plate. The project team developed a value-engineering initiative that met this goal by reducing the floor-to-floor height of the tower, thereby meeting the original goal and saving money for the client.
This project's Integrated Design Process method of delivery meant that, prior to construction, PCL gathered with experts from all fields. Collaborating on how best to maximize the owner's requirements resulted in a win-win approach that met all climactic, economical, and building criteria.
