Project Overview

This fasttracked design-build project required construction to start as design was being completed, while maintaining the project budget, and before any drawings were available. The project team, along with the consultant, completed an extensive value analysis session and selected multiple items to maintain the budget; the majority of items had little to no impact on the end user.

PCL Building 1, located at PCL’s North American Headquarters, has a glass and concrete exterior, features about 44,000 square feet of office space, workstations and meeting rooms, and is targeting LEED Gold certification. A key feature of the building is the four-story curved, canted concrete wall that starts outside the front entrance, slices through the building, and extends outside the north face. To reduce cold transfer the project team used rigid insulation and fiberglass rebar.

The building also houses a cantilevered floating glass stair protruding off the curved canted wall. The use of BIM (Building Information Modeling) was critical for both the concrete wall and the stair installation to ensure all tolerances were achieved.

The design team designed the project completely in 3-D, and the project team used the virtual model to lay out the structure, stairs, railings, curtain wall, and cast-in-place pieces. The project made use of 3-D electronic plans and a virtually paperless process throughout design and construction. All blueprints and plans were available electronically to eliminate duplication of two-dimensional documents. Subcontractors were engaged early in the design process to ensure concepts could be executed practically and economically. All documents and electronics were available for viewing at the construction office on a large touch screen. Other hardware, including Wi-Fi technology, was deployed on-site to allow document access on wireless devices such as tablets.
