On the Hyatt Ka’anapali Beach Resort, we were tasked with building a new, 12-story hospitality property near other operating resorts. A key concern for the client was controlling construction noise and vibrations to avoid disturbing nearby guests. The team recognized that building the tower’s structural foundation using driven piles as designed would be a loud, disruptive process. To mitigate this concern, we presented an alternative auger pressure grouted piling method. This innovative, cost-effective and quieter solution enabled the team to deliver the project without any noisy, unwanted wake-up calls at the nearby resorts.

Leveraging construction technologies, our experienced teams help clients achieve success by visualizing their projects in new ways. When working with the owner and design team to understand expectations for luxury interior and exterior finishes at the InterContinental Hotel at Minneapolis–St. Paul International Airport, we used augmented reality to identify design issues, understand scopes of work and detect constructability obstacles. Augmented reality allowed the project stakeholders to "walk" through a 3D modeled space superimposed in the real world while wearing compatible headsets. When the owner "walked" a modeled guestroom, they adjusted the layout of the room, including the placement of built-in furniture to better align with their vision. Identifying this design change early saved the team lost time and costs that would have been incurred had the design been changed closer to construction completion.   

To deliver exceptional quality for the 516-guestroom units of the JW Marriott at Bonnet Creek, the team used 360-degree photography and StructionSite software to create a visual timeline of construction progress. The floor plan for each level of guestrooms was uploaded to StructionSite and 360-degree imagery was added to each respective room. With this valuable quality control tool, the team was able to compare the 360-degree photography to the current condition of each room in real time, which also allowed the team to virtually see within walls to verify work in place. 

As experienced builders, we regularly self-perform concrete structures when building new hospitality projects, providing better schedule and cost control for our clients. On the Streamsong Resort in Florida, we ensured layout accuracy while self-performing concrete by using Robotic Total Stations integrated with the 3D construction model. Mounted prisms around the jobsite provide reference points used along with the Robotic Total Stations to calculate the precise layout of concrete forms. This method saves time and expenses compared to utilizing the services of an on-site surveyor.
