PCL delivered the 250 Columbine development to help elevate one of Denver’s most dynamic urban districts. The client sought a multi‑functional space that would strengthen Cherry Creek North’s position as a premier destination for luxury living, office space and high-end retail. PCL’s scope encompassed significant demolition, excavation and complex structural construction, all executed within a dense, high‑traffic neighborhood where safety, schedule discipline and community impact were critical.
The PCL team demolished three existing concrete structures spanning half a city block and performed a 25‑foot excavation to construct a 119,218‑square‑foot underground parking garage. Above ground, PCL delivered two signature structures: a seven‑story residential building with ground‑floor retail on the north side of the site, and an eight‑story office tower with retail at ground level on the south.
The PCL team navigated constrained site conditions and tight urban logistics to ensure safe, seamless construction in one of Denver’s busiest pedestrian zones. By carefully sequencing demolition, excavation and vertical construction, PCL minimized disruption to surrounding businesses and residents.
The project’s residential component features 70 luxury units designed with modern finishes and spacious layouts to appeal to high‑end urban residents. The adjacent office tower provides 114,455 square feet of premium commercial space with cutting‑edge amenities that support tenant performance and comfort. At street level, the project enhances the neighborhood’s retail experience and contributes to a vibrant, walkable urban corridor.
