Compass Washington, a real-estate agency, contracted PCL’s Special Projects division to revamp their 19,000-square-foot office space in the busy South Lake Union area of Seattle. The project required completion under a condensed timeline and with minimal noise disruption to the first-floor tenant, CVS Pharmacy.
Understanding the tight timeline, we proposed several changes to the project scope that allowed the schedule to fit within the original timeline, while still delivering the owner’s requirements. The original design required a specific sequence of work with the data, HVAC and cabling installed after the ceiling painting sequence. This would have resulted in a 20 percent longer schedule, however our innovative recommendation to sand and oil the existing glulam beams and leave the wood floor structure untouched created a much warmer space and saved time and money. This addressed the need to keep the project on schedule while also providing Compass Washington with a value-added solution.
The new-and-improved office space includes extensive communication and data infrastructure, glass-walled modern offices and meeting areas as well as open kitchen spaces that provide Compass’ employees with a comfortable and inviting work environment.
