Located in Winnipeg’s affluent Tuxedo area, the seven-story, 133-suite Lux @ Tux luxury apartment building caters to those looking for high-end living. The premium units offer granite countertops, high-gloss millwork, floor to ceiling windows, top-notch appliances, and oversized balconies with a view of the Assiniboine Forest and Fort Whyte. Amenities of the building include a two-story parking garage, outdoor terrace, fitness center and a garden space. This is the client’s final flagship building.

Relationships played a crucial role in the successful completion of the project. We worked with local subcontractors to make best-value decisions on finishes to reduce costs by 25%, without compromising luxury. To further reduce costs, commercial retail units and low-value amenity spaces were replaced with one-, two-, and three-bedroom apartments. This reconfiguration enabled the client to accommodate an additional 23 units of rented space within the original footprint. Delivery of materials played a critical role in achieving occupancy and therefore revenue generation for the client. Using a clear construction schedule, we ensured delays were minimal and managed effectively so residents could call Lux and Tux home sooner.
