Formerly the four-star JW Marriott Ihilani Ko Olina, The Four Seasons Resort Oahu at Ko Olina underwent a complete transformation to become a five-star resort and the Island’s first Four Seasons. The fast-tracked, design-assist project included the renovation of 316 guestrooms and 55 suites, a pool area, a spa and a restaurant.   

Renovations in standard guestrooms featured new carpets, paint, fixtures, vanities and lighting. The renovations of the suites included remodeling two standard guestrooms into one suite. This necessitated demolition, drywall installation and new millwork in addition to the standard renovations.

The mechanical systems were also value-engineered and replaced with a design that created significant cost savings. 

Nordic PCL broke down the renovation into separate building permit packages to allow for concurrent construction to build the most efficient schedule for the client. Nordic PCL team split the project into four groups: site work, public/back of house, specialties, and guestrooms/suites, working with a different architect for each design. 

The resort area covers approximately 600,00 square feet and required the coordination of over 120 vendors and subcontractors along with their respective crews working on site. The work schedule included seven-day weeks, night shifts and holidays to complete construction by the target date.

Nordic PCL was aware of the importance of maintaining beach access for the public, even during active construction. To address this, the project team installed a wooden barricade to isolate the construction area. Signage was placed in non-hazard areas outside of the barricade to alert beachgoers to the construction taking place.

Management teams identified safety hazard trends monthly, developed an action plan to mitigate those hazards and implemented on-site training to target identified trends. In addition, every trade was required to participate in morning stretch and flex exercises and Nordic PCL’s Pre-Job Safety Instruction program. A reward program for positive safety behavior was also established.

Nordic PCL was rewarded for this commitment to safety with zero lost time due to injuries and a total recordable incident rate of .82 over the project’s 487,870 work hours. 

Through a combination of efficient coordination, safety and consistent communication, Nordic PCL was able to deliver on the client’s vision with minimal disruption to the property.
