Located in the center of Iolani School’s 25-acre campus sits the new five-story residence hall that welcomes students in grades 9-12. Iolani school is a private co-educational, college preparatory school for 2,000 students in grades K-12.  The new residence hall includes four floors of housing for students while the heads of house reside on the first floor. The hall is a part of Iolani’s long-term vision of expanding the school’s campus to include local and international students, some as close as Kauai and as far as Turkey.

Conducting any construction project on an active school campus is a delicate process and we relished in the challenge. We conducted early partnering sessions with all stakeholders involved to maintain constant collaboration and communication Careful consideration was made around the safety of students, faculty, parents and visitors from all aspects.  Using pull planning and other Lean construction principles, we successfully planned and executed security measures that safely protected the facilities, faculty and student body.

The Last Planner® System provided the team with timely and accurate on-site documentation for field operations, increased accuracy for safety, consolidated and streamlined information, connected planned versus actual costs on the project, and provided real-time data on work being performed to accurately manage the schedule. This approach also increased the project’s quality by collecting consistent data, which reduced testing and inspection errors. More importantly, the team conducted early partnering sessions with all stakeholders involved resulting in constant collaboration and communication.
