This project involved the renovation and expansion of IPCO’s facility, which included a 25,500-square-foot warehouse addition with loading dock access, renovation of the formulation, fill, and packing areas, installation of new melt cabinets, a 2,400-square-foot pallet storage building, and interior office and washroom renovations, along with a new trailer office complex.

The IPCO plant expansion focused on three main construction areas within or connected to the existing operational facility: the warehouse expansion, office and employee service upgrades, and new critical storage facilities. Maintaining productivity was paramount for IPCO, as any loss would directly impact operations. PCL collaborated closely with IPCO’s team to understand plant processes and ensure seamless operations throughout the project.

To safeguard IPCO’s productivity, PCL conducted detailed traffic studies to address bulk deliveries, product shipping, and daily staff operations, as well as critical material handling. This analysis enabled PCL to devise a construction approach that accommodated IPCO’s requirements without disrupting daily operations.

With IPCO’s seasonal production demands, schedule planning was essential. PCL worked hand-in-hand with IPCO during design, development, and preconstruction to align the construction timeline with IPCO’s high-demand periods. The phased construction plan allowed for uninterrupted facility operations, with scheduling and progress updates regularly communicated to ensure all stakeholders had a clear understanding of the plan.
