Selective renovation to the largest library in the province located at the heart of the University of Saskatchewan campus. The project will be home to the University of Saskatchewan’s new Class A University Archives and Special Collections (UASC) housing preservation of books, journals, manuscripts, and archival collections of rare, valuable, and regional nature.

The project is designated into two main scopes:

1) Adaptive Renewal: The adaptive renewal portion includes repurposing and renovating the existing 5th floor to house the UASC inclusive of the required new mechanical and electrical infrastructure, and also includes select replacement of the existing precast envelope with new curtainwall.

2) Deferred Maintenance: The deferred maintenance portion entails mechanical and electrical system upgrades, masonry restoration, along with punch window and soffit replacement. Own forces work includes selective demolition, rough carpentry, doors & hardware, specialties, general requirements, and supervision.

Construction Management Methodology

Through the Construction Management (CM) model we were able to:

Begin early works and abatement while project design was being completed

  • Helped to accelerate other scopes of work inclusive of building floor fit-ups, and reduced project risk.
  • Allowed other scopes of work to begin to mobilize and start work immediately after tendering – allowing for certainty on timeframes for trades bidding, providing more competitive industry quotes and rates.
  • Eliminated/removed safety concerns of asbestos exposure to trades or occupants of the building.

Create a Collaborative Environment

  • Allowed PCL to bring constructability and coordination perspective to inform design decisions and scope of work with Owner and Consulting team.
  • Working in an active building, PCL’s ability to work alongside building staff as a joint effort helped define the work scope sequencing to mitigate or eliminate building disruptions, while also completing the work efficiently.
  • Unknowns/surprises are inevitable in an old building and renovation; being under the CM model, the entire team inclusive of Owner and Consulting team were able to quickly respond to these items, reducing delay and further impacts, but also keeping cost impacts tightly controlled.

Maintain Accurate Budgeting & Cost Forecasting

  • Open book collaboration allowed Owner to confidently plan their capital spending and funds for the project.
  • Our detailed forecasting and budget updates informed contingency values, and decisions on fit-up spending or other additional scopes of work considered.
