The fit-out of floors 15, 16 and 17 in one of the towers at True North Square created a stunning new workspace for Thompson Dorfman Sweatman LLP that supports innovation, collaboration and community. The re-imagined, modern space features high ceilings, abundant access to natural light, a feature stair connecting the three floors, social areas for staff to gather and a showcase space for hosting clients and friends.
Delivering more than 150 offices and meeting rooms on schedule was critical as the client needed to move into the new space before the lease ran out on their previous office space. Our Special Projects division worked collaboratively with trade contractors to obtain support and buy-in for the schedule, implemented pull planning early in the project and worked with trades to achieve occupancy within the client’s deadline. We also gave trade owners a tour through the site three weeks before occupancy to update them on their crews’ progress. Following the tour, all trades added to their workforce and completed an exceptional push to meet the schedule.
The project experienced a delay with the 173 fan coils, mechanical heating and cooling units which needed to be installed throughout the three floors and in each office. To stay on schedule, we changed our typical process and worked backward, completing the ceiling first while leaving sections of the grid out to lift units into place, then installing the units, minimizing what could have been a major issue with significant schedule impacts.
