Minto Communities’ The Annex reinforces their reputation for quality, multifamily residential living spaces and helps solidify their place in the Alberta market.

The new residences are in Kensington, an inner-city small-business district popular with locals and tourists. The new building extends to the property line, so the team developed a low-impact plan for sidewalks and roads that kept disruptions to foot traffic and neighboring residences to a minimum. An emphasis on building relationships with neighboring tenants and business owners means they are comfortable reaching out to us directly with questions or concerns.

Our quality program informs every aspect of our work, from mockups through to product selection and first installation. We worked collaboratively with Minto, Casola Koppe Architects and trade contractors as part of our preconstruction process, which generated $1.5 million in design solutions. Our market position allowed us to leverage global procurement opportunities and secure cabinets, countertops and flooring from Italy and Asia at very fair value, adding to the cost-saving solutions.

Technology is at the forefront of our construction practices. We used our proprietary in-house product, Job Site Insights to monitor the conditions in the building during the finishing stages of construction. The system records and monitors temperature and humidity, and it adjusts these as necessary to minimize the risk of damage to environmentally sensitive wood and laminate products such as cabinets, flooring, drywall and doorframes.   

Using StructionSite to capture 360-degree photographs at critical project milestones, inspections are made more thorough. Minto can then use these photographs for their own purposes, such as to create a virtual sales tour for their new building or plan future renovations and maintenance.  

The Annex is on track to achieve LEED V4 Homes gold certification and adds well-thought-out density to lively Kensington Village.
