Wawanesa’s North American Headquarters involved constructing a 23-storey mixed-use office tower with one level of underground parking at 236 Carlton Street in downtown Winnipeg. The structure is cast-in-place (CIP) concrete with a CIP concrete foundation. The scope of work also included finishing the main lobby, public areas on level two, the level three wellness area change rooms, and core washrooms. 

PCL was brought in early for preconstruction services, offering budget, schedule, and constructability advice. Throughout the project, weekly risk updates and detailed risk assessments were conducted to ensure proactive management of potential challenges. The project also utilized advanced technologies such as BIM360 for quality management, drone flights, 3D photography, and clash detection, which, along with early procurement strategies, helped mitigate supply chain issues. Despite the challenges posed by the COVID-19 pandemic, the project was completed on time. 

PCL implemented value engineering strategies, which included optimizing pile design, reducing excavation depths, and selecting cost-effective materials without sacrificing aesthetic quality. These efforts, in collaboration with the designers and the owner, resulted in nearly one million dollars in savings. The building is expected to achieve LEED Gold V4 certification and has been recognized for its integrated schedule and innovative construction strategies. 

The premises fit-up is WELL Certified, promoting health and wellness for occupants. Additionally, the construction of the building featured the tallest free-standing crane ever used by PCL in Winnipeg—a notable achievement. This project stands as a model of collaboration, innovation, and sustainability in the heart of downtown Winnipeg.
