The Outlet Collection Winnipeg is a single-level building developed on a former railyard site, featuring a neutral design palette with warm wood accents, glass panel frontage, skylights, industrial-style windows, vaulted open ceilings with exposed pipes, and brickwork. The 570,000-square-foot shopping mall includes 400,000 square feet of leasable retail space. Constructed with a precast concrete pile foundation and slab on grade, PCL self-performed all concrete work, including forming, placing, and finishing pile caps, grade beams, and slabs, as well as supplying concrete and reinforcing steel.
Scheduling was crucial due to a hard deadline driven by tenant leasing agreements, with the mall opening set for May 2017. Despite numerous owner- and consultant-driven changes, the project was delivered on time. Construction was sequenced from the building’s interior outward, anticipating potential changes required by anchor tenants and allowing exterior modifications with minimal impact on the schedule. Daily progress was tracked on critical path items, and pictorial schedules enhanced communication with trade contractors.
Achieving a high level of flatness in the concrete was essential for heavy foot traffic and maintenance. PCL’s team developed the expertise to achieve the FF50 finish, using “mock-ups” to perfect the process before pouring on-site. Real-time laser scanning provided immediate feedback on levelness and flatness, allowing finishers to correct problematic areas, reducing rework during troweling.
The Outlet Collection Winnipeg is LEED Silver Certified, incorporating features like low-flow plumbing fixtures, low E glazing for efficient insulation, Dark Sky-compliant LED lighting, occupancy sensors, and energy-efficient transformers. These initiatives conserve water, reduce emissions, and improve occupant well-being.
