15 Craigside provides quality independent senior living with access to assisted-living services and active lifestyle programs close to the heart of downtown Honolulu. Located in a dense urban area, the 13-story reinforced concrete building encompasses 230,000 square feet on a 1.5-acre site. With 170 independent living units and a second-floor skilled nursing and intermediate care facility, the facility provides its inhabitants with a nursing station, a heated indoor swimming pool, an exercise room, a solarium, a chapel/multiuse room, a main dining room, a kitchen, a library, an arts and crafts studio, a beauty salon, and an attached garage.
Prior to construction, Nordic PCL met weekly with the owner over a two-year period to explore value-engineering ideas. Major changes included switching from individual balcony split air conditioning units to a rooftop chiller system for central air conditioning, and reconfiguring the elevator shaft to accommodate a different type of car. These measures reduced the budget by approximately 10%, and helped the project obtain the necessary construction financing.
One of the main concerns was the prevention of water infiltration into the finished building. Nordic PCL constructed a mock-up unit and performed high-pressure water penetration tests on the unit's windows. The testing identified areas where water breached the barriers of the window system, and appropriate steps were taken to remedy the intrusion.
