The Fox Entertainment Group Office Building is located on one of the most prestigious and busiest studio lots in the world. Hosting crews for such television shows as American Idol, The Simpsons, Bones, and Family Guy, the lot remained active throughout construction. The building consists of a four-level subterranean parking structure with a five-level office building above. The 325,000-square-foot parking structure is cast-in-place, post-tension concrete, hosting 890 spaces. The office building is structural steel with slab on metal decks and 200,000 square feet of space. The exterior is a composite of plaster, curtain wall, and punched windows.
The owner had a significant schedule challenge that shaped decisions regarding delivery of permits and documents. PCL provided significant input to the team, which included the FOX Real Estate group, the construction manager, the architect, key engineering consultants, a political consultant, a plan check expediter, and a number of specialty consultants. Early in the document process, the team met with Los Angeles Building Department representatives to establish the plan check method to best accommodate the schedule. The resolution was to divide the construction documents into phased packages to mitigate materials with long lead times and construction activities with huge schedule impacts. This approach, in addition to accelerating plan check requirements, allowed construction to begin relatively early for a project of this magnitude.
