The Harbour View Estates project, located just west of the Rogers Centre in Toronto, consisted of a 50-story tower, a 42-story tower, an 8-story loft building, a daycare facility, and three levels of underground parking for 1,600 vehicles. This project was part of the massive Concord Adex CityPlace development. To date, PCL has built more than 7,000 suites in the Concord Adex CityPlace development.
In order to maintain the client’s original budget, PCL performed extensive value engineering to reduce costs by approximately $6 million. Examples of cost savings both before and after contract award included an alternate foundation design, simplification of the roof structure design, and alternate stone suppliers for countertops and stone tile.
PCL applied several accelerated schedule techniques in order to maintaining the aggressive timeline, including a phased rotation of the hoist schedule. Two hoists were installed per tower, with one designated as an express hoist that served upper floors only. Through this phased rotation of hoists, one hoist was removed early to allow the exterior finishes to be completed ahead of schedule.
