Located in the heart of downtown Toronto, Optima Tower is a 36-story, 366,000-square-foot residential tower. This project consists of 404 residential units (including 12 penthouse suites); a four-level underground parking structure; a 9,000-square-foot fitness spa with a swimming pool and whirlpool; and an outdoor terrace. Also included is a small theater, billiards lounge, boardroom, and furnished guest suite for visitors. Its ‘L’ shape and orientation optimize lake and city views.
Schedule challenges for some of the buildings in this project led to a search for ways to expedite completion. PCL devised a method of completing the three-level mechanical penthouses with steel structures in lieu of concrete, which reduced the weight at the top without compromising the systems stored within. The success of this project sparked a long-term relationship with the client, and PCL was contracted to build over 4,000 more units for them within five years of completion.
