This Build Finance project consists of the construction of a new addition to house the University of Ottawa Heart Institute (UOHI) Cardiac Life Support Services, followed by the phased interior renovation of the existing building. The new construction is complicated because it’s located on the Civic Campus of the Ottawa Hospital, surrounded by existing structures (the existing Heart Institute clinical building and a critical-care wing in the Ottawa Hospital), which must remain operational throughout construction.
The addition is 191,000 square feet, with clinical and outpatient services and associated service levels. Functional spaces include eight laboratories, five operating rooms, intensive care units (including 27 beds), staff spaces, and a mechanical penthouse. As construction of the new four-story tower was nearing completion, the owner increased the project scope by adding a 25,000-square-foot floor to the top. The additional floor was constructed as shell space to allow for future expansion of clinical areas. This vertical expansion was added to the project without extending the overall schedule.
The renovation of 67,000 square feet of the existing Heart Institute Life Support level consolidates cardiac imaging and improves outpatient services. The existing UOHI lobby is expanded to improve circulation and wayfinding. The project also includes significant site upgrades, including chiller, electrical service, ambulance entrance reconfiguration, linkages to the existing buildings, new elevators, and a new loading dock.
