The 32-story office building, located at the corner of York and Bremner achieved substantial completion on August 6, 2020.
Construction highlights
- With the building foundation bordering the below-grade structure of ICE condos, caisson walls were constructed along three sides of the project
- Above grade, the building is composed of a beam and girder concrete structure
- The building shifts at the 23rd floor by 3 m to the east and 1 m to the north
- Special provisions for de-watering were used to absorb shocks from heavy rainfall and flash flooding
- Located in a tight downtown site, the project team ensured to maximize communication with the community to maintain relationships and control interruptions
Step into the core
Our client, Cadillac Fairview focused on unique, high-end finishes, so that 16 York would stand out from other office buildings.
“The lobby is the piece de resistance of the building, with marble sourced from Italy, and strategically placed to resemble the way it would present in a quarry,” says Darius Zaccak, director of operations, Canadian Buildings.
Designed to LEED® Platinum standards and International WELL Institute workplace guidelines, the project is centred on operational efficiency, performance and comfort to create a workplace environment adaptable to any need and focused on the health and well-being of its inhabitants.
The building’s innovative raised flooring system will provide tenants with increased flexibility and comfort, lower day-to-day operating costs and provide easy access to HVAC, telecom and data cabling.

16 York has also been a critical component of the district’s digital construction strategy.
As one of PCL’s first projects to pilot Job Site Insights™ (JSI) and the first to deploy water leak detection sensors, the 16 York project team has demonstrated a commitment to technology and innovation that is helping to pave the way for technology adoption across the company, and providing invaluable lessons learned for future projects.

The associated ICE-MLS PATH tunnel is also expected to achieve occupancy shortly and will connect the premium office tower to the downtown core via the subsurface pedestrian tunnel network.
