DENVER, Colo. (Sept. 12, 2022) – PCL Construction was awarded Kindred Resort – Keystone’s first major development in River Run in 20 years. This $184 million, 321,000 square foot mixed-use development, designed by OZ Architecture, will consist of 95 luxury ski-in/ski-out condominiums and a 107-key full-service hotel, all just steps away from the River Run Gondola at Keystone Ski Resort. The development also includes 25,000 square feet of commercial space for restaurants, retail, and amenities including a pool, spa, fitness center, ski-club and event space.

“We are excited to bring Keystone’s first major construction project in two decades to fruition, knowing it will transform the base of America’s fourth most-visited ski resort,” said Ryan Schmidt, Denver district manager for PCL Construction.

With sustainability and innovation in mind, the resort will be Green Globe Certified and will include various prefabricated elements.

Green Globe Certification is the world’s leading certification for sustainable operation and management of travel and tourism worldwide. Some of the Kindred Resort sustainability measures include:

  • An energy-efficient heating, ventilation and air conditioning (HVAC) system
  • Thermal resistance of the exterior envelope of the building
  • Reduced water consumption
  • Energy-efficient lighting

Prefabrication is another important element given the remote location of the project. This method allows work to be completed at PCL’s trade partners’ facilities and then delivered to the project site which reduces the number of workers performing the installation onsite. Additionally, prefabrication of components such as load-bearing wall panels allows the work to be installed onsite quicker and safer, reducing the scheduled duration. This also allows for work to be performed in a controlled environment and reduces work on the project site, which at 9,000 feet in elevation is subject to challenging winter weather conditions.

Preliminary construction activities are underway to relocate utilities. Excavation and shoring will start next month, and in the next couple of months, crews will start concrete foundational work. Construction will continue year-round and is scheduled for completion in June 2025.
